Homebuyer’s Club


Applications are taken only after completing the Homebuyer’s Club financial classes.  These classes consist of a minimum of six, 2-hour classes with homework assignments.  The homeowners will then be chosen by the Family Selection Committee, after making home visits, for the number of planned homes.

Applicants must reside in Amherst County for a minimum of 1 year prior to classes and have a true need for affordable housing.

Applicants must have a credit score minimum of 620 and show the ability & responsibility of making mortgage payments upon graduation from Homebuyer’s Club.  We have seen significant increases in credit scores if the applicant is diligent with classwork.

We serve those in the 30% to 60% range of median income for Amherst County.  Median income changes annually as determined by the Department of Housing & Urban Development.  Generally, we’re looking at incomes from the high teens to mid 40’s, depending on the number of people in the family.  Income includes all residents of the household.

The Homeowner is responsible for 300 hours of “sweat equity”, with 100 of those hours performed by each able-bodied adult in the household over the age of 18.

Only two to three homes, on average, are built per year.  Payments depend on construction cost but are generally in the $350 to $550 range depending on the size of the home and the cost of construction.
